The development sits on a unique site with a history dating back to the extension of Sixth Avenue in 1938, which created an irregularly shaped lot. This challenging triangular space inspired a creative design solution, resulting in two distinct yet harmoniously connected buildings.

The project consists of two parts: the South building, which rises six stories and includes three full-floor units and a duplex penthouse, and the North building, which stands eight stories tall and houses five full-floor units along with another duplex penthouse. Both buildings are defined by their sharp angles and unique architectural character, adding a distinct visual presence to the neighbourhood. The two triangular structures maximize the unusual lot’s potential, offering luxurious residences in a prime Tribeca location.

One of the standout features of 100 Franklin Street is its striking facade, which spans over 250 feet along Franklin Street and Sixth Avenue. The facade masterfully combines Danish hand-fired bricks with large Italian wood-framed windows. DDG Partners spent months experimenting with different brick colours, formats, and patterns to achieve the perfect aesthetic. The final result blends traditional masonry techniques with modern design elements, creating a facade that feels both weighty and grounded, yet at moments, light and dematerialized.

The brickwork itself is the crown jewel of the craftsmanship involved in the project. The use of Kolumba bricks in various shades of red creates a textured, layered look that adds warmth and depth to the exterior. Two stacked courses of headers in Kolumba run along the facades in a band, while brick-on-edge courses are used to frame windowsills. The building’s sharp, non-right-angled corners are further accentuated by a sawtooth bond, forming a decorative vertical pattern that adds visual interest. Perforated brickwork is also employed in select areas to allow extra light into the narrow spaces, enhancing the overall design and functionality of the structure.

Inside, the ten full-floor residences, including the two crowning duplex penthouses, redefine spacious urban living. These residences range in size from 1,427 to 3,673 square feet, each with direct elevator entry, ensuring a private and exclusive experience. The floor plans include a mix of two- and three-bedroom layouts, all designed to maximize the efficiency and open feeling of the triangular architecture. The penthouse units feature expansive terraces, offering residents private outdoor spaces with stunning views of the historic Tribeca neighbourhood.

The interiors of 100 Franklin Street are meticulously crafted, showcasing a dedication to detail and luxury.
