Regent Residences Dubai - Sankari Place, a luxury twin-tower by IHG and Sankari, will feature high-end homes and amenities in Marasi Marina by 2027. ShareIHG Hotels & Resorts has announced the launch of the first Regent Residences in the Middle East through a collaboration with Sankari, a leading luxury real estate developer in Dubai. This project, named Regent Residences Dubai – Sankari Place, is set to become a defining addition to Dubai’s high-end residential sector.
Set in the Marasi Marina neighbourhood, the development will feature 63 premium residences along with ten floating homes. The completion is projected for the end of 2027, aligning with Dubai’s growing prominence in luxury real estate. With its introduction, Regent Residences Dubai – Sankari Place will hold the distinction of being the world’s first standalone Regent Residences property.
The twin-tower development will rise to a height of 180 meters (590 feet), offering a collection of expansive, full-floor residences. Every residence in the towers is designed to occupy an entire floor, allowing for expansive interiors flooded with natural light. The pinnacle of the development will be an ultra-penthouse spanning both towers, connected by a dramatic sky pool. Unlike other sky pools exposed to the elements, this one will be enclosed in a bridge-like structure, making it a private retreat. Given Dubai’s extreme climate, this design choice enhances both comfort and functionality.
The architectural design incorporates striking balconies and pools, creating a flowing visual appeal reminiscent of cascading water. Positioned in Business Bay, near the upcoming Bugatti Residences, the towers are strategically placed to provide sweeping views of the Burj Khalifa. The orientation of the buildings ensures residents can experience Dubai’s iconic skyline from every angle.
Residents will have access to a range of world-class facilities. Health and fitness centers will be complemented by a golf simulator, cinema, and gaming room. Those passionate about sports can enjoy tennis and padel courts, while enthusiasts of fine dining will have a private dining area, cigar lounge, and wine cellar. Additional amenities include a business lounge, a large spa, and a residents’ lounge, catering to a sophisticated lifestyle.

At the base of the towers, the podium features greenery, water elements, and private dining spaces. A state-of-the-art gym and both indoor and outdoor swimming pools enhance the wellness offerings for residents. Retail spaces within the podium are designed to blend into the Marasi Marina promenade, ensuring the development integrates smoothly into its surroundings.

The Regent Residences Dubai will join the Vela and Vela Viento residential skyscrapers designed by Foster + Partners, which are also set to be built on the Dubai waterfront. Other skyscrapers recently designed by the studio include a supertall skyscraper proposed in Miami, which will contain offices and hotels, and a tiered 62-storey supertall skyscraper in New York.
