The Raleigh in Miami Beach is set to debut its Rosewood Residences in 2026, featuring 40 luxury waterfront homes designed by Peter Marino, along with a 60-suite hotel and private beach club. Kobi Karp has been tapped for the exterior, while award-winning architect Peter Marino will design the interior, which will house 40 waterfront homes, including eight penthouses. The revamped Raleigh Estate will also include a restored 60-suite hotel and a private member’s club, both designed by Marino, along with 215 linear feet of oceanfront.
“There is only one architect in the world that I would entrust to restore The Raleigh to its original splendour, and that is Peter Marino,” said Michael Shvo, chairman and CEO of SHVO. “Drawing from his work with the world’s most glamorous fashion houses, such as Chanel, Dior, and Louis Vuitton, and inspired by The Raleigh’s original art deco design and its storied history, Peter Marino has created a unique aesthetic that will be felt in every element of the three-acre estate across the residences, hotel, and beach club.”
The Raleigh Rosewood Residences will range from two- to five-bedroom homes, with pricing for three-bedroom floor plans starting at $10 million. The penthouse suites will feature four to seven bedrooms and measure between 4,564 and 13,218 square feet. These luxurious units will include expansive outdoor terraces offering stunning water views and high-end materials such as marble and onyx, with custom finishes like decorative plasters and woodwork.
Residents will enjoy exclusive perks, including a private porte-cochère entrance, four swimming pools, and two lobbies adorned with art and furnishings curated by Marino. Additional amenities include 24-hour concierge service, a children’s playroom, a 4,000-square-foot spa, and a double-height fitness centre. The beach club, operated by the famed Italian restaurant Langosteria, marks the hospitality group’s first U.S. outpost and will also provide in-residence dining and beachside cabana service.
The Raleigh’s revival is being meticulously managed to honour its rich history. Originally built in the 1940s by Miami architect Lawrence Murray Dixon, the project will also include the Richmond and South Seas Hotels, each with its Art Deco façade restored and integrated into the new development. The collaboration with the Miami Beach Historic Preservation Board ensures a faithful restoration of iconic elements, such as the curvaceous swimming pool, the Martini Bar, and the Tiger Room, blending Miami’s historic Art Deco elegance with modern sophistication.

The Raleigh’s contemporary new tower will feature Rosewood Residences Miami Beach, with 44 private homes offering unobstructed ocean views. The design by Peter Marino includes white columns and black mullions for a rhythmic, dynamic façade, with large windows for maximum light and ocean vistas. Inside, a calm material palette of artisan plasters, hand-painted millwork, and noble stones creates a serene, elegant living space. The residences will be accessible via a private porte-cochère and two dedicated residential lobbies featuring art and furnishings curated by Marino.
