The Brookville, Carr and SPG

The Brookville in Toorak introduces 10 luxury residences featuring neo-brutalist architecture, modern amenities, and design inspired by Australian modernism. Share

In the tradition of Australian modernist architecture, The Brookville in Toorak represents a rare, thoughtful expression of design excellence. This new development, envisioned by Carr for Sun Property Group, redefines Brookville Road with its bold use of geometry, light, and textured materials. Composed of 10 boutique residences crafted from precast and off-form concrete, the project takes on a striking neo-brutalist form, marked by its lightness and elegance. Carr’s design challenges the solid perception of concrete, creating an airy structure through cantilevered and recessed elements that suggest a floating silhouette. This intricate play of light and shadow is reinforced by open voids above lush terraces and an entrance that invites visitors into a sunlit triple-volume atrium.

Chris McCue, Managing Director of Carr, emphasizes the importance of integrating nature into the structure. “Planters form an integral part of the design language across the building, providing an immediate aspect to green and enlivening the building from the street view,” he explains. On arrival, the experience is heightened by the gallery-like atrium that channels daylight, offering a welcoming space that transitions seamlessly from the street into the private domain of the residences.

Inside, The Brookville unfolds with a continuous theme of connection between interior and exterior spaces. Cantilevered forms feature throughout, cultivating a sense of calm and cohesion. Privacy is considered in every corner, from secluded courtyards to expansive terraces. Generous use of glazing invites natural light while framing views of the surrounding greenery, enhancing the feeling of spacious comfort.

Within the apartments, high-end finishes elevate each space. Engineered French Oak floorboards span the interiors, while recessed lighting adds a touch of refinement. Kitchens are outfitted with top-tier V-ZUG and Sub-Zero appliances, with penthouses also featuring integrated wine storage. Each residence is designed with both style and comfort in mind, highlighted by built-in fireplaces that create warmth and a welcoming atmosphere.

Construction, led by Melbourne’s VCON, ensures that The Brookville’s ambitious design is realised with precision. Known for their attention to detail, VCON brings their award-winning expertise to each aspect of the build, setting a new standard for luxury residences in Victoria. The Brookville’s place within Toorak’s landscape is intentional, leveraging Melbourne’s flat terrain to create captivating architectural moments.

Featuring 10 prestige residences, including two ultra-luxurious penthouses, The Brookville’s capacious floor plans put forward exclusive open-plan living. Fittingly arranged, sweeping spaces are realised and craft an opulent sophistication throughout. Each residence offers a haven of tranquillity, with privacy and stillness underlying the design of courtyards and terraces. While remaining secluded, the architecture does not disregard outlook; plentiful treatment of vast glazed windows and sliding doors ensure spacious comfort while gazing at greenery.

Cameron Johnson, General Manager of Sun Property Group, notes that innovation is key in this market. “You have to find different opportunities — in design, craftsmanship, size, quality. This market demands design expression that casts greater freedom; you can then afford to be bold with the choices you apply and inherently, the products that you create.” The influence of Australian modernism, notably the Roy Grounds House, is evident, blending architectural heritage with contemporary flair.

Without Sydney’s undulating landscape, the onus is heartily on the project’s composition to bring breathtaking moments of awe; the development relies solely on its thoughtful curation of built elements to astound potential residents. Expertly attuned to executing this design consideration, Carr takes influence from Australian modernism — notably, the locally esteemed Roy Grounds House — to inform The Brookville’s creation.

Situated just 200 metres from Mathoura Road, The Brookville stands as an elegant addition to Toorak. Each apartment spans three levels, offering a unique perspective over the vibrant neighbourhood.
